A major transaction involving around 50 conservation shophouses in Singapore is reportedly under discussion, with the portfolio carrying an estimated price tag of approximately S$500 million.

One of Singapore’s Largest Shophouse Portfolio Deals

The portfolio comprises about 50 conservation shophouses located predominantly within Singapore’s Tanjong Pagar Conservation Area.

The properties are spread across prominent locations including Duxton Road, Duxton Hill, Tras Street, Craig Road and Neil Road.

8M Real Estate is reported to be in discussions to acquire the portfolio, which is expected to be priced at around S$500 million.

Who Owns the Portfolio?

The portfolio is reported to be largely held by Hillington International, a British Virgin Islands-registered company indirectly owned by Singapore-registered ARC Holdings.

The intended buyer, 8M Real Estate, is a Singapore property investment and management company with an existing portfolio of conservation shophouses.

The proposed transaction highlights continued institutional and private-capital interest in Singapore’s tightly held conservation shophouse market.

What Properties Are Included?

Among the properties highlighted in the portfolio is a row of seven shophouses along Duxton Road, located next to the Duxton Reserve hotel.

These properties reportedly have 99-year leasehold tenures commencing from September 1988, leaving a balance lease of around 61 years.

Another component comprises four adjoining shophouses in Duxton Road, near Neil Road, with approximately 62 years of lease remaining.

A row of shophouses along Tras Street is also reported to form part of the collection, together with properties on Craig Road and Neil Road.

Mostly Leasehold Conservation Assets

Most of the shophouses reportedly sit on sites with remaining land tenures of approximately 61 to 62 years, although some properties have longer remaining leases.

This makes the transaction particularly interesting because investors must weigh the scarcity and location value of conservation shophouses against the declining lease tenure of individual assets.

Why Are Conservation Shophouses So Sought After?

Singapore conservation shophouses occupy a distinctive position in the commercial property market because their supply is inherently limited.
